Most people budget a few weeks in their head. The reality is considerably longer, and the gap between expectation and reality is where most of the stress of moving lives. If you know from the outset that an offer accepted in March is unlikely to mean keys in April, you can plan properly rather than spending three months wondering whether something has gone wrong.
Here is what actually happens between the offer and the van, how long each stage takes, and which parts you can influence.
The headline answer
For a typical purchase in England and Wales, expect somewhere between 12 and 20 weeks from accepted offer to completion. The HomeOwners Alliance puts the average at around 12 weeks even for a straightforward sale, with chain free purchases occasionally completing in as little as four weeks. Leasehold flats, long chains and anything with a title complication sit at the longer end.
It is also worth knowing that the market itself is busy. HMRC’s monthly figures, published through GOV.UK property transaction statistics, recorded 96,710 seasonally adjusted UK residential transactions in July 2026. That is a great many solicitors, surveyors and lenders working on a great many files at once, which is part of why nothing moves as fast as you would like.
Stage by stage
Weeks 1 to 2: instruction and paperwork
You instruct a conveyancer, complete identity and anti money laundering checks and return the property information forms. This is the stage buyers most often lose time on, purely through delay in returning documents. Instruct on the day your offer is accepted, not the following week.
Weeks 2 to 6: searches, survey and mortgage
Local authority searches run in parallel with your survey and mortgage application. Search turnaround varies enormously between councils, from a few days to several weeks, and it is almost entirely outside your conveyancer’s control.
Weeks 6 to 12: enquiries
This is the quiet stretch where it feels like nothing is happening. Your solicitor raises enquiries, the seller’s solicitor responds, follow ups are raised. Multiply that by every link in the chain and you can see where the weeks go.
Weeks 12 to 16: exchange and completion
Once enquiries are settled and the mortgage offer is in place, contracts are exchanged and a completion date is fixed. The gap between exchange and completion is typically one to two weeks, though same day exchange and completion does happen.
Why you cannot book removals until exchange
This is the single most common frustration we hear. Until contracts are exchanged, your completion date is not binding and anyone in the chain can move it. Book removals before exchange and you risk losing a deposit or a slot.
The practical compromise is a two step approach. Arrange your survey and get a written quote early, so the firm knows your job and holds the detail on file. Completion day is shorter than you think
Completion is not a whole day. Funds move through the banking system during the morning, the seller’s solicitor confirms receipt, and only then are keys released. In practice most buyers get keys in the early afternoon, and sellers are usually expected to be out by midday.
Delays here are common. The HomeOwners Alliance research referenced in its completion day guidance found that around 115,000 home moves are delayed each year because funds arrive late, with over 20,000 cancelled outright for the same reason. That is not a rare edge case. It is something worth having a plan for.
What to do if completion slips
- Ask your removal firm at quote stage what happens if keys are late. Most will wait, within reason.
- Know the cut off after which the load goes into overnight storage rather than into the house.
- Keep an overnight bag with you, not in the van.
- Avoid booking anything else on completion day: no deliveries, no installations, no handover meetings.
What you can actually control
- Instruct early. Have a conveyancer chosen before you offer.
- Get a mortgage agreement in principle first. It removes a week or more later on.
- Return everything same day. Forms, ID, queries. Your file only moves when it is on someone’s desk.
- Be reachable. Solicitors work through lists. Unanswered calls push you down them.
- Reduce the chain if you can. Selling first and moving into rented or into storage is slower overall but far more certain.

When storage shortens the process
Breaking a chain is often the fastest route to certainty. If you sell, move your belongings into secure container storage and stay with family or in short term rented accommodation, you become a chain free buyer.
