Can You Realistically Move House Before Christmas?

Thinking about moving house before Christmas? How to plan around completion dates, office closures, short days and a busy removals calendar.

Every autumn our phones get busier with the same question: can we be in by Christmas? Often the answer is yes. Moving house before Christmas is entirely possible, but it depends on where you are in the buying or renting process, how flexible your dates are and how early you book the people who need to be there on the day.

This guide explains the deadlines that matter, where December moves tend to come unstuck and what you can do now, in late October, to give yourself the best chance.

In short: if you have exchanged contracts or have a fixed tenancy start date, a pre-Christmas move is very achievable. If you are still waiting on searches or a mortgage offer, it is possible but far from certain. Book your removals early, aim for a date in the first half of December, keep a fallback plan with storage, and allow for short daylight hours and winter weather.

Why Is December Such a Busy Time to Move?

Two pressures meet in December. Buyers and sellers who agreed sales in late summer push to complete before the holidays, and solicitors, lenders and estate agents all have fewer working days to do it in. That means completions tend to cluster in the first three weeks of December, and the Fridays in particular book up quickly.

Removals firms, including ours, feel that squeeze. We operate seven days a week, but crews and vehicles are finite. The earlier you secure a date, the more choice you have about which day and which size of crew.

What Deadlines Should You Work Back From?

What Deadlines Should You Work Back From?

In 2026, Christmas Day falls on a Friday and Boxing Day on a Saturday, so the substitute bank holiday is Monday 28 December. New Year’s Day is Friday 1 January 2027. You can check the full list on GOV.UK’s bank holidays page.

Completion money moves through the banking system on working days only, and many conveyancing firms close from Christmas Eve until the new year. In practice, the last realistic completion date for most chains is a few working days before Christmas. Ask your solicitor directly when their office closes and when they need signed paperwork back.

Exchange of contracts

Until contracts are exchanged, no date is legally binding. If you are hoping to complete before Christmas, you generally want to exchange by the end of November. GOV.UK’s guide to buying or selling your home sets out each stage if you want to see where you are in the process.

Your removals booking

Book a provisional date as soon as you have a target week, and confirm it the moment you exchange. Our guide to how long it really takes to move house explains where chains tend to slow down, which helps you judge how firm your date is likely to be.

What Happens if Completion Slips?<

This is the scenario people worry about most, and it is worth planning for rather than hoping it will not happen. If your sale is delayed by a few days, or completion is pushed into January, you have a few options:

  • Move out and store. If you have to leave your current home on a fixed date, your belongings can go into container storage while you stay with family over Christmas. Your goods are loaded straight into sealed containers and stay put until you are ready.
  • Pack now, move later. Pack everything you will not need over the holidays, so a January move is quick.
  • Split the move. Some customers move essentials into the new home first and bring the rest out of storage once the festive period is over.

How Do Short Days and Winter Weather Affect a Move?

The clocks go back at the end of October, and by mid-December it is dark before four o’clock across Cheshire and Merseyside. That changes how a move day runs.

  • Start early. Ask for the earliest available start so loading happens in daylight.
  • Light the route. Have outside lights, porch lights and hallway lights working at both properties, and keep a torch handy.
  • Protect your floors. Wet leaves, rain and frost mean more dirt underfoot. Our crews use floor protection, but it helps to have spare mats or old towels at the door.
  • Check the forecast. Keep an eye on the Met Office weather warnings in the week before. Rain rarely stops a move, but ice and high winds can affect safe loading.
  • Make sure the heating works. Ask the sellers or landlord to leave the boiler on low, and check you know how to work the thermostat.

How Do You Fit a Move Around Christmas Plans?

A December move asks a lot of your calendar. A few practical choices make it easier on everyone:

  • Hold off on decorations. Pack the Christmas boxes last, label them clearly and ask the crew to load them where they will come off early. Decorating the new place can be the first job you enjoy.
  • Think about presents. If you have already bought gifts, pack them in a clearly labelled box that travels in your car, not the lorry.
  • Redirect online orders. Update your delivery address on shopping accounts as soon as your date is fixed, so parcels do not land at the old house.
  • Keep the children in the loop. A move in the run up to Christmas can unsettle younger children. Our guide to moving house with children and pets has ideas for keeping routines steady.

A Pre-Christmas Moving Checklist

  • Ask your solicitor or conveyancer when their office closes for the holidays.
  • Book a home removal survey and a provisional moving date now.
  • Start packing the rooms you use least, using our room by room packing guide.
  • Ask about storage as a fallback if completion slips.
  • Arrange broadband for the new address early, as installation slots fill up in December.
  • Check what cannot go on the lorry, from paint to gas bottles, in our guide to items removal companies cannot move.
  • Plan a simple first evening: beds built, heating on, a takeaway ordered.

For a full week by week plan, our eight week moving house timeline still applies, just compressed if your date is close.
